REASONS YOUR HOUSE MAY NOT BE SELLING

      1.       You Didn’t Have Your House Cleaned – If you can – hire a cleaner! You may keep your house clean, but having a professional come in and really get down and “dirty” can go a long way. If you can’t hire a cleaner, have a friend come and help you. They may spot some areas that need cleaned that you have passed over, like the smear on a refrigerator, or dust on cabinet doors. Steam clean any carpets and scrub your floors. Don’t neglect cleaning the outside of your house as well. Tidy up the yard and pressure wash your house.

      2.       Your House is Cluttered – It can be somewhat challenging to sell your house when you’re still living in it. Trying to balance keeping what you need in the house and clearing as much out as possible can be tricky. Before you even list the house, the best thing you can do is pack everything up that you won’t need in the next 6 months. Move all your pictures, decorations, knick-knacks, extra furniture, clothes and shoes from your closet. Paying $30 a month for storage can be one of the smartest uses of your money while you sell your house. The goal is to get your house to feel spacious and keep buyers from being distracted by your things. Having your house decluttered will also help you maintain that freshly cleaned house.

      3.       The Price Isn’t Right – A big mistake we often see is sellers pricing their house too high or in rare cases too low. Priced too high may cause potential buyers to not even consider your house as an option. Priced too low and buyers may think there is something wrong with the house. To avoid mis-pricing your house, take a look at comparable houses that have sold recently in your area. Houses with similar square footage and number of bedrooms and bathrooms. This will give you a good feel as to what a reasonable asking price is.

      4.       It Needs Fixed Up – Go through your house and address any issues that you see, both big and small. The big expense issues that can really hurt your chances of a sale are your air conditioner unit and your roof. Make sure these are both in good condition before listing your house. Smaller issues such as touching up paint on your walls and replacing any worn or outdated fixtures can go a long way.

      5.       You Need a Better Agent – Picking the right agent is a big deal! You need to make sure that your agent is presenting your house well, is personable, is a go-getter and is working hard for you. Before signing a contract with an agent, make sure you know exactly what they are going to do for you to get your house sold. Will they have professional pictures taken? Post on all social media platforms and popular sale sites? Host open houses? Get a read on how they present themselves during your meeting as well and ask yourself if you would buy a house from them.
